Why Most Garage Floor Coatings in DFW Fail Within Two Years

If Your Coating Is Peeling, It Probably Wasn’t the Product

Walk into ten garages in McKinney, Frisco, Plano, or Allen with failed floor coatings and you’ll hear the same story: “It looked great for the first year. Then the flakes started lifting. Now half the floor is bare.” The homeowner usually blames the product — a bad batch of epoxy, the wrong brand, cheap materials.

They’re almost always wrong. The product wasn’t the problem. The preparation was. And in North Texas, the prep has to fight something most coating companies pretend doesn’t exist: the ground your house sits on.

This isn’t a defect in your home. Every slab in North Texas does this. It’s a fact of the geology — and it’s the single biggest reason garage floor coatings fail here at a rate you don’t see in other parts of the country.

What Cut-Rate Installers Skip — And Why It Matters

A garage floor coating is only as strong as its grip on the concrete underneath. If that grip is weak, slab movement breaks the bond — and the coating starts peeling, chipping, or “flaking off” (different from the decorative flake you paid for) within a year or two. Here’s where most local contractors cut corners:

They Skip Diamond Grinding

The single most important step in any coating job is mechanical surface preparation — opening the concrete’s pores so the coating can physically anchor into the slab. The professional way to do this is diamond grinding: a heavy planetary grinder fitted with diamond-segment tooling that abrades the top layer of concrete. It’s loud, slow, dusty, and requires real equipment — a single-day grinder rental runs $300–$500 and the machines weigh 200+ pounds.

Many “budget” installers skip grinding entirely and rely on acid etching instead — pouring muriatic acid on the floor, scrubbing, and rinsing. Acid etching is faster and cheaper, but it doesn’t actually open the concrete enough for a long-lasting bond on a Texas slab. The coating sits on the surface instead of locking into it. When the slab moves, the coating pops loose.

They Don’t Repair Cracks

Existing slab cracks need to be cleaned out, opened up if necessary, and filled with a flexible polyurea or epoxy crack filler before any coating goes down. Skipping this step is the equivalent of painting over a tear in a piece of fabric — the tear is still there, the paint just hides it for a while. As the slab continues to move, the unrepaired crack telegraphs straight through the coating and shows up as a visible split, usually within the first year.

They Don’t Test for Moisture

Concrete is porous, and slabs in North Texas can pull moisture up from the clay underneath via capillary action — a phenomenon called moisture vapor transmission. Coat over a slab with active moisture migration and the moisture builds up underneath the coating, creating osmotic blisters and full delamination. A real coating crew either tests for this with a calcium chloride test or uses a moisture-tolerant primer designed to handle it. Most don’t.

They Cheap Out on the Topcoat

The topcoat is what takes the abuse — tire marks, UV light from your open garage door, dropped tools, brake fluid. A proper system uses a polyaspartic or high-grade polyurethane topcoat that resists UV yellowing and chemical attack. Budget installers often use a single-coat epoxy as both base and topcoat, which yellows in sunlight and scuffs under tires within months.

Five Signs Your Coating Was Done Wrong

  • Flakes lifting at the edges of the floor, especially near the garage door — usually the first sign of a weak bond from inadequate prep.
  • A visible crack reappearing through the coating along an old slab crack — the unrepaired crack is moving with the slab and pushing through.
  • Yellowing or chalky-looking patches in areas hit by sunlight — a low-grade or single-coat epoxy without UV protection.
  • Bubbles or blisters under the coating, especially after rain — moisture vapor coming up through the slab.
  • The whole coating “rolling up” like a sticker peeling off — full delamination, almost always a prep failure.

If you’re seeing any of these, the floor needs to be ground down to bare concrete and recoated properly. You can’t fix bad prep with another coat over the top. The good news: a properly prepped and coated floor will outlast the failure floor by ten times or more.

What a Properly Done North Texas Coating Job Looks Like

A floor that’s installed to last through DFW’s clay-soil movement follows the same sequence every time:

  • Diamond grinding of the entire slab with a planetary grinder and concrete-rated tooling — opens the pores for a real mechanical bond.
  • Crack and spall repair with a flexible polyurea filler that moves with the slab instead of cracking again.
  • Moisture mitigation — a moisture-tolerant base coat or a tested-and-sealed slab where moisture is detected.
  • Base coat applied at proper mil thickness with the manufacturer’s specified open time before the next step.
  • Decorative flake broadcast to full refusal (or hand-worked metallic pigments, if a metallic floor) so the visual layer is fully embedded.
  • Polyaspartic or polyurethane topcoat rated for UV exposure and chemical resistance.
  • Cure time honored — the floor isn’t driven on or loaded until the topcoat is fully cured per the manufacturer’s spec.

Done this way, a garage floor coating in North Texas will outlast the rest of your garage. We’ve seen floors installed this way going strong twelve and fifteen years in. Done the wrong way, they fail in twelve to twenty-four months. The difference is entirely in the steps, not the brand on the bucket.

Five Questions to Ask Before You Hire Any Coating Contractor in DFW

  • “Do you diamond grind, or do you acid etch?” The right answer is diamond grinding. If they say acid etch, walk away.
  • “How do you repair existing cracks?” Look for the words “polyurea” or “flexible filler.” If they say they’ll “paint over them” or “the coating fills them,” walk away.
  • “Do you test for moisture? What’s your moisture mitigation plan?” They should have a real answer. “We’ve never had a problem” is not a real answer.
  • “What’s in your topcoat?” Polyaspartic or polyurethane is the right answer. A second coat of the same epoxy isn’t.
  • “What’s your warranty, and what voids it?” A real warranty is in writing, lasts at least a few years, and covers delamination and peeling. A handshake warranty isn’t a warranty.

A contractor who answers these questions confidently is probably a contractor who does the work right. A contractor who hedges, dismisses the questions, or steers you toward “price” is showing you exactly what kind of floor you’ll end up with.
